My wife and I hired Ray Mihara to sell our home shortly after I was offered a job transfer opportunity in Arizona. We advised him that we needed the home sold in a month. Ray immediately had an open house followed by numerous other showings on the home that resulted in a pending sale. That potential buyer cancelled the deal for personal reasons when my wife and I were in Arizona searching for a new home, but Ray promised us not to worry as he'd have another buyer within a week. I called Ray's office to request a market analysis of my home. Ray came out the next morning with a detailed packet. He explained his marketing strategy and told me what he'd list it for. I almost choked when his amount exceeded another agent's analysis by $25K. I was skeptical, but decided to go with him based on his experience in the area and his plan for selling the house. The next morning he called asking if he could bring over another agent that was working for a cash buyer. Long story short we got a great cash offer as-is (the house needed a new roof). The whole process to closing was less than a month. Through it all Ray was responsive and very professional and was his staff. Hina was our realtor for our first home purchase. From start to finish, Hina went above and beyond to help my husband and I through the process. She was always quick to respond, either via email/text/phone, and provided exceptional service to address any of our questions or concerns. She was extremely knowledgeable and sharp. Without Hina, we probably wouldn't have gotten our home, which had multiple offers on it. Once our offer was accepted, Hina provided us with a step-by-step guideline of what to expect and complete to get us to closing. We had a 30-day close period, so her guidance kept us on track to close on time.
In addition to her attentiveness to us as the buyers, Hina was also quick to communicate with all other parties involved - seller/lender/title agency, which made the process very smooth for us. A couple days before closing, our lender let us know they couldn't process our funds exactly like what we had agreed with the seller - this is something that could've delayed our closing - but Hina worked her magic and got all parties on the same page so that we could close on time and with the terms we had agreed on originally.
